Cookie Policy
What cookies and similar technologies this website uses, why we use them, and how you can control them.

What cookies are
Cookies are small text files that a website stores on your device. They let a site remember things between pages and visits — for example which language you chose.
This policy also covers similar technologies: your browser's session storage, and small pieces of code (“tags” or “pixels”) from Google and Meta that can set or read cookies.
Your choices
When you first visit, a banner asks for your choice. Cookies fall into three categories:
- Strictly necessary — needed for the site to work. These are always on and do not need your consent.
- Analytics — help us understand how visitors use the site, through Google Analytics 4. Only used if you allow analytics.
- Marketing — help us measure and improve our advertising on Google and on Meta (Facebook and Instagram). Only used if you allow marketing.
Rejecting is as easy as accepting: “Reject” sits alongside “Accept all” with the same prominence, and you can choose each category separately under “Preferences”. We store your choice in the ayg_consent cookie so we do not ask again on every page.
You can change or withdraw your choice at any time from the “Cookie settings” link in the footer of every page. Withdrawing consent stops any further use from that point; it does not affect what happened before you withdrew it.
The cookies we use
These are the cookies and similar technologies this website uses:
| Cookie | Purpose | Duration | Type |
|---|---|---|---|
| NEXT_LOCALE | Remembers whether you are browsing in English or Turkish, so you are not sent back to the wrong language on your next visit. | 1 year | Strictly necessary |
| ayg_consent | Records your cookie choices (analytics and marketing on or off), so the banner does not reappear on every page. | 180 days | Strictly necessary |
| ayg_attribution (session storage) | Keeps the campaign details of how you arrived — UTM parameters, ad click IDs (gclid, gbraid, wbraid, fbclid), your landing page and the referring site — so that if you send an enquiry we know which campaign brought it. Held in your browser's session storage, not in a cookie. | Session | First-party session storage |
| _ga | Google Analytics 4: distinguishes one visitor from another. | Up to 2 years | Analytics |
| _ga_<id> | Google Analytics 4: keeps track of your session for our Google Analytics property. | Up to 2 years | Analytics |
| _fbp | Meta Pixel: identifies your browser to Meta so it can measure visits and conversions from our ads. Set on .aygproperty.co.uk, so it is shared between the www and app subdomains. | 90 days | Marketing |
| _fbc | Meta Pixel: stores the Meta ad click ID when you arrive from one of our Meta ads (a link carrying fbclid). Set on .aygproperty.co.uk, so it is shared between the www and app subdomains. | 90 days | Marketing |
Google Ads tags, loaded through Google Tag Manager, may also set Google advertising cookies to measure conversions from our Google ads. They only run if you allow marketing.
Analytics and advertising
We use Google Consent Mode v2. Every Google tag — Google Analytics 4, and Google Ads loaded through Google Tag Manager — starts in a “denied” state on each page load, and only sets analytics or advertising cookies once you allow the matching category.
The Meta Pixel, provided by Meta Platforms Ireland Ltd, is not loaded at all until you give marketing consent.
With marketing consent, our server also sends certain page-view, enquiry and contact events directly to Meta through the Meta Conversions API, using hashed contact details and the _fbp and _fbc values. Our Privacy Policy explains exactly what is sent and why.
Third-party content
Some pages embed content hosted by third parties, such as maps or videos. Those providers may set their own cookies when the embedded content loads, under their own policies. Links we publish to social media accounts do not set cookies until you follow them.
Our client area at app.aygproperty.co.uk is a separate, password-protected system and sets its own session cookies for signed-in staff. Those cookies are not set on this public website. The Meta cookies _fbp and _fbc are set on the parent domain .aygproperty.co.uk, so they can be read on both sites.
Managing cookies
The simplest way to change your choice is the “Cookie settings” link in the footer.
You can also block or delete cookies through your browser settings — all major browsers let you do this from their privacy or security preferences. Blocking the language cookie will not stop you using the site, but it will forget your language choice between visits. If you delete the ayg_consent cookie, we will ask for your choice again.
Changes to this policy
We will update this page whenever the cookies we use change. The date at the top shows when it was last revised. If you have any question about it, email hello@aygproperty.co.uk.
